But reported FCF has long been pushed negative by expansion capex, reaching -2.572 billion in 2025, with another 4.1 billion to be spent in 2026. The 1079.79 dollar share price implies 25.3 times forward AFFO, while the 1.9% dividend yield trails the 4.57% yield on U.S. Treasuries. Conservative Owner Earnings on an AFFO less SBC basis are only 3.1-3.3 billion; the current price is 34% above the neutral midpoint of 808 dollars and already sits in the mid-to-high part of the optimistic range.

The ideal buying range is 700-850 dollars; above 1050, the stock is clearly overvalued. The downside trigger would be AI investment returns falling short of expectations plus the valuation multiple returning from 25 times to the 18-22 times REIT range. Long-term holders face a 40%-50% permanent drawdown. Good business, bad price. Just wait.

Conclusion First

If buying a stock is treated as “acquiring part of a business for the long term,” rather than betting on next quarter's share-price moves, my current view on Equinix is: the rating is “Watch.” This is a business I can basically understand, and it is very likely a “good company in a good industry”: it makes money from global neutral data centers, an interconnection ecosystem, cross-cloud connectivity, and long-term customer relationships. Revenue is mostly recurring, recurring revenue accounted for about 94.8% of 2025 revenue, and in 2026 the company has also raised its full-year revenue, EBITDA, and AFFO guidance. The problem is not the business itself, but that the price has already pulled forward a lot of good news: based on the midpoint of 2026 AFFO per share guidance, the current share price is about 25.3x forward AFFO; on a more conservative “owner earnings” basis, the multiple is even higher. For a balanced but conservative 10-year investor, I am more willing to recognize it as a high-quality asset, but the current margin of safety is not obvious.

My summary table is as follows: Investment rating: Watch; core judgment: a good business, a strong platform, and real cash-generation capacity, but growth depends heavily on sustained capital-intensive investment, while the current valuation is closer to the “excellent company, fair-to-expensive price” range; whether the current price offers a margin of safety: not obvious; suitable investor type: long-term value investors who understand REIT accounting, can accept heavy-asset expansion cycles, and are willing to hold for more than 10 years; greatest uncertainty: whether AI/hyperscale customer demand can cover a new round of capital expenditure, whether power and construction constraints will drag on returns, and whether a high valuation can be sustained for a long time while interest rates remain elevated.

The reasons not to buy should come first. First, Equinix's reported free cash flow has long been pressured by expansionary capital expenditure. It was positive in only a few years from 2019 to 2025, and 2025 reported FCF was negative USD 2.572 billion. This means what you are buying is a machine that “must be fed capital continuously to keep widening the moat,” rather than a naturally asset-light cash machine. Second, management's reported AFFO is highly useful, but its definition adds back stock-based compensation; if you treat SBC as a real shareholder cost, Equinix's “owner earnings” are meaningfully lower than headline AFFO. Third, the current dividend yield is about 1.9%, below the U.S. 10-year Treasury yield of about 4.57%, so your long-term return mainly depends on sustained growth and no valuation contraction, rather than being underpinned by current cash yield.

Business Understanding and Industry Structure

How This Company Actually Makes Money

【Fact】 Equinix's core business is operating a global neutral data center and interconnection platform. In its latest quarterly report, the company describes itself as providing customers with colocation, power, interconnection, Fabric, network edge, and related digital infrastructure services through its International Business Exchange data centers. Full-year 2025 revenue was USD 9.217 billion, including colocation revenue of USD 6.475 billion, interconnection revenue of USD 1.655 billion, managed infrastructure of USD 466 million, other revenue of USD 143 million, and recurring revenue of USD 8.739 billion, or about 94.8% of revenue. In 2025, colocation accounted for about 70.3% of total revenue, interconnection accounted for about 18.0% of total revenue, and interconnection accounted for about 18.9% of recurring revenue. This shows that Equinix is selling more than “power and space”; it also sells higher-quality and stickier “connection relationships” and “ecosystem position.”

【Fact】 The customer base is broad and diversified, but its value density is high. 【Inference】 From the perspective of a long-term business owner, Equinix's revenue is more predictable than that of traditional development-oriented real estate and higher quality than that of pure “wholesale data centers.” The reason is that its high proportion of recurring revenue, continued growth in interconnection revenue, and the natural renewal inertia created by multi-site customers make it more like a “digital infrastructure toll road” than a property that simply lives or dies by rent movements. The complexity is that the company is no longer a single-product company; it is a combined system of “colocation + interconnection + Fabric + xScale JV + REIT tax structure,” so the threshold for understanding it is higher than for traditional utilities or consumer goods, but it remains within an understandable range. I give business understandability a score of 4/5.

【View】 If the stock market closed for 5 years, I would be willing to own this business, but with one condition: the price cannot be absurd. If bought at an acceptable valuation, I would be willing to hold it for the long term; if bought at today's price, which is close to optimistic-scenario pricing, I would worry that the business could remain excellent over the next 5 years while shareholder returns remain mediocre.

Industry and Competitive Structure

【Fact】 The data center and interconnection industry is not in decline or mature stagnation; it remains in structural growth. CBRE disclosed that vacancy in major North American data center markets fell to a record low of 1.4% at the end of 2025; in its 2026 outlook, JLL stated that global data center construction costs rose at about a 7% CAGR from 2020 to 2025, and that average construction cost is expected to further rise to USD 11.3 million/MW in 2026; JLL's North America year-end 2025 report also emphasized that vacancy remained at about 1% for two consecutive years, indicating that the problem is not insufficient demand but constrained power and delivery. The IEA expects global data center electricity consumption to nearly double by 2030, with power consumption growing at about 15% per year from 2024 to 2030. Taken together, these data points show that long-term demand is strong, while entry barriers and supply-side constraints are also rising.

【Fact】 The industry is also not a highly concentrated oligopoly. Synergy Research data show that the top six operators in the global colocation market together account for about 37% market share, with Equinix, Digital Realty, and NTT together accounting for about 30%; in other words, this remains an industry with strong leaders, a long tail, and many regional operators. This kind of structure usually means leading companies can enjoy scale and network effects, but the industry still requires ongoing investment, M&A, and construction, and competition will not disappear.

【Fact】 Among major competitors, Digital Realty is the closest listed comparable. Digital Realty disclosed in Q1 2026 that Q1 revenue was about USD 1.6 billion, 2026 Core FFO per share guidance was raised to USD 8.00-8.10, total debt was about USD 18 billion, and net debt/Adjusted EBITDA was 4.7x. Equinix is stronger in global interconnection, ecosystem density, and the retail neutral platform layer; Digital Realty is also strong in large-scale wholesale capacity and the hyperscale direction. Both benefit from AI and cloud demand, but their paths differ.

【Inference】 On industry attractiveness, I give 4/5. This is an industry with stable long-term demand, constrained short-term supply, and relatively high entry barriers because of power, land, permits, network density, and customer ecosystems. But it is not a dream industry that is “naturally asset-light.” It is a typical capital-intensive, execution-heavy, financing-heavy industry. For investors, the industry is very good; for operators, the industry is difficult but worth doing; for stock buyers, the “purchase price” matters a great deal.

Moat and Management

How Strong Is the Moat?

【Fact】 Equinix's moat does not come from a single source, but from several layers stacked together. The first layer is scale advantage: in 2023, the company disclosed coverage of 260 data centers, 71 metros, and 33 countries; in 2024, it disclosed continued expansion and major projects in multiple countries; in 2025, it disclosed 500,000+ interconnections globally. The second layer is network effects: the more customers, the denser the interconnections, and the more cloud on-ramps, the more valuable it is for new customers to connect. The company disclosed in 2023 that it had close to 40% market share in private on-ramps to major cloud service providers; in 2024 and 2025, it again disclosed high growth in interconnection revenue and expansion in interconnection scale. The third layer is switching costs: the company disclosed that about two-thirds of recurring revenue came from customers deployed in more than 10 IBXs. Once these customers migrate, cabinets, networks, compliance, low-latency architecture, and business continuity are all involved; it is not as simple as “changing landlords.” The fourth layer is supply barriers: both JLL and CBRE confirm that power access, construction costs, vacancy, and delivery timing are becoming key industry bottlenecks.

【Inference】 If the moat is broken down into the ten categories requested by the user, my judgment is: brand advantage is moderately strong, cost advantage is medium, scale advantage is strong, network effects are strong, switching costs are strong, channel advantage is medium, licensing/power/approval barriers are moderately strong, data advantage is medium, operating capability and corporate culture are strong, and capital allocation capability is moderately strong. The most important component is not the brand, but the combined barrier of a neutral interconnection ecosystem + global node density + scarce resources in key metros. I judge this moat to be stable and relatively wide, rather than rapidly narrowing. Replicating it is not just about spending money to build data centers. It also requires replicating customer density, interconnection relationships, cloud on-ramps, cross-continent delivery capability, and a credible operating record; this usually requires billions of dollars of capital, multiple economic cycles, and years of execution. I give moat strength a score of 4.5/5.

【Fact】 The company has still shown some pricing and pass-through ability in an inflationary and cost-rising environment. Both 2024 and 2025 announcements mentioned the impact of power pass-through; recurring revenue and MRR still grew in 2025, and in Q1 2026 the company disclosed 12% year-over-year MRR growth and a record adjusted EBITDA margin of 51%. This means that at least while demand remains strong, Equinix has some cost pass-through and operating leverage. Meanwhile, revenue never declined year over year from 2020 to 2025, and during the pandemic year of 2020, revenue and AFFO still grew by 8% and 13%, respectively, proving that this business has strong resilience during macro downturns.

Is Management Trustworthy, and Is Capital Allocation Rational?

【Fact】 The governance framework is generally sound. The 2026 proxy statement shows that the company has stock ownership requirements for non-employee directors and executives: directors must hold shares worth at least 6x annual cash retainers; the CEO's ownership requirement is 6x annual salary, while other executives' requirement is 3x annual salary. As of the end of 2025, all covered executives had either met the requirement or were still within the allowed compliance period. The company also disclosed a clawback policy and included a separate governance section on hedging/pledging in its proxy materials.

【Fact】 But from a “Buffett-style owner” perspective, insiders do not hold much real money in the stock. As of March 20, 2026, CEO Adaire Fox-Martin held about 20,630 shares, Keith Taylor held about 26,587 shares, and all current directors and executives together held 265,917 shares, representing less than 1% of total shares outstanding. This does not mean management lacks integrity, but it means this is not an owner-operator model where management has placed most of its net worth alongside shareholders.

【Fact】 The compensation design is more oriented toward performance and per-share value than simple scale, compared with most companies. The 2026 proxy statement shows that the core metrics for annual and long-term incentives include revenue, AFFO/per share, and total shareholder return; 2025 bonus payout was 99% of target, and AFFO/Share was explicitly used to promote “non-dilutive growth”; long-term incentives also include a relative TSR design. The CEO's base salary was not raised in 2025, and the CFO's base salary was not raised either.

【Fact】 On capital allocation, the company mainly directs cash to reinvestment, dividends, M&A, and debt management, rather than buybacks. Equinix has increased its dividend for 11 consecutive years; its 2026 quarterly dividend was raised to USD 5.16. In recent years, the company has issued a large amount of long-term debt while amplifying expansion capacity through xScale joint ventures, fund partnerships, and project-based capital arrangements; in 2024, the company established a new xScale JV with GIC and CPP Investments, with planned total investment capacity of more than USD 15 billion and future additions of 1.5GW+ of U.S. capacity. In 2026, the company expects total capital expenditure of about USD 4.1 billion, including non-recurring capital expenditure of about USD 3.8 billion and recurring capital expenditure of about USD 280-300 million. The positives are: the incentive structure is basically centered on revenue, AFFO per share, and shareholder return; dividend discipline is clear; the xScale JV approach is broadly rational; debt maturity has been extended while investment-grade rating trends are maintained. My reservations are: insider ownership is not high; stock-based compensation is a real cost; the company is naturally prone to being enamored with “making the platform larger” rather than expanding strictly around “intrinsic value per share.” In other words, I regard this team as an excellent example of professional management, but not a typical “shareholder-founder team.”

【Fact】 Financial quality has two important conclusions. First, the profit is not fake. In 2025, net income was USD 1.350 billion and operating cash flow was USD 3.911 billion; cash flow was meaningfully above net income. This broadly held from 2019 to 2025. Second, free cash flow is highly affected by the capital expenditure cycle. Reported FCF in 2025 was negative USD 2.572 billion, which does not mean the business itself is poor. It means the company reinvested a large amount of cash into new projects, campuses, and expansion. In other words, this is not a bad business that “needs more money the more it grows”; it is a heavy-asset business that “needs to invest first as it grows, then expands the moat and recurring revenue base.”

【Fact】 Looking at margin changes, GAAP operating margin fell to about 15.2% in 2024, mainly due to asset impairment, restructuring, and transaction costs; in 2025 it quickly recovered to about 20.0%, while adjusted EBITDA margin rose from 45% to 49%, and the company guides to about 51% in 2026. Therefore, 2024 was not a moat-collapse year; it looked more like a year of “GAAP-level noise.”

【Fact】 Capital expenditure intensity remains high. The company's total capital expenditure in 2025 drove reported FCF sharply negative, while 2026 total capital expenditure is expected to be about USD 4.1 billion. But the company also clearly distinguishes recurring capital expenditure from non-recurring capital expenditure: recurring capital expenditure in 2025 was about USD 284 million, and 2026 is expected to be USD 280-300 million. This distinction is crucial, because the former is closer to what is required to maintain existing assets and the revenue base, while the latter is more for growth.

【Fact】 Share count is rising, but AFFO per share has still grown steadily. Based on AFFO and AFFO/share, diluted share count roughly increased from about 84.66 million shares in 2019 to about 98.12 million shares in 2025, an increase of about 16%; over the same period, AFFO/share increased from USD 22.81 to USD 38.33. This shows dilution exists, but operating growth has been sufficient to cover it. As of March 31, 2026, the company's actual shares outstanding were about 98.62 million shares.

The above data are calculated based on the 2026Q1 balance sheet and 2025 full-year profit metrics. In Q1 2026, the company also disclosed that the 2022 term loan had been repaid as of March 31, 2026, and that its approximately USD 4.0 billion revolving credit facility was basically available. Overall, Equinix is not a company with such low leverage that it can “lie back and collect rent,” but it is far from fragile; it is more like a capital-intensive platform that uses financing leverage with discipline.

【Inference】 I do not see strong red flags of financial fraud or aggressive accounting, but two points must be watched. First, the REIT and data center industries make extensive use of non-GAAP metrics, so analysis must understand the add-backs in AFFO, especially SBC. Second, the large amount of impairment and one-time costs in 2024 reminds us that when a global asset portfolio is large enough, capital allocation mistakes do not immediately appear on the revenue line. They usually first appear in “asset returns below target, project adjustments, impairments, and restructuring.” For long-term shareholders, the most important issue is not one-year EPS, but whether AFFO per share/Owner Earnings per share continue to grow without relying on heavy dilution.

Owner Earnings Analysis

【Fact】 If Buffett's “owner earnings” framework is applied directly, the key difficulty for Equinix is that total capital expenditure includes both maintenance investment and a large amount of growth investment. The good news is that the company already discloses these two separately. In 2025, AFFO attributable to common shareholders was about USD 3.761 billion; the company explicitly states that AFFO deducts recurring capital expenditure, while also adding back items such as stock-based compensation. In 2025, the company's stock-based compensation expense was about USD 498 million, and recurring capital expenditure was about USD 284 million.

【Inference】 Therefore, I use a two-step approach for a conservative estimate. First, use AFFO - SBC to obtain “owner earnings” that are more conservative for common shareholders: 37.61 - 4.98 ≈ USD 3.263 billion. Second, cross-check with cash flow: operating cash flow 39.11 - recurring capital expenditure 2.84 - SBC 4.98 ≈ USD 3.129 billion. The ranges produced by the two methods are very close, so I think Equinix's conservative Owner Earnings in 2025 were roughly between USD 3.1 billion and USD 3.3 billion, equivalent to about USD 31.9-33.3/share. If using the midpoint of 2026 AFFO guidance and roughly annualizing Q1 SBC, forward Owner Earnings capacity is about USD 37.8/share; but this is an inferential estimate, not an official company metric.

【Conclusion】 This company can generate real, distributable cash flow over the long term, but two things matter. First, its “true distributable cash flow” is closer to AFFO after deducting SBC, not GAAP net income or reported FCF. Second, the reason this cash flow looks less “easy” than that of a consumer goods company is that the company actively chooses to reinvest a large amount of cash into expansion to strengthen future recurring revenue. This is both an advantage and a valuation challenge. At the current share price of USD 1,079.79, Equinix trades at about 28.6-33.9x conservative Owner Earnings, depending on whether the forward or trailing basis is used.

Valuation and Margin of Safety

Intrinsic Value Estimate

I use three valuation methods and separate facts, assumptions, and inferences.

Method one is discounted Owner Earnings. 【Fact】 The starting point references 2025 conservative Owner Earnings of about USD 3.1-3.3 billion, 2026 forward capacity of about USD 3.7-3.8 billion, and the current share price of USD 1,079.79.

【Assumption】 I do not use aggressive assumptions. The conservative scenario uses starting Owner Earnings of USD 34/share, 10-year future growth of 4.5%, a discount rate of 10%, and terminal growth of 2.5%; the neutral scenario uses a starting point of USD 36/share, growth of 6.5%, a discount rate of 9%, and terminal growth of 3.0%; the optimistic scenario uses a starting point of USD 38/share, growth of 8.0%, a discount rate of 8.5%, and terminal growth of 3.5%. These assumptions match 2025 actuals, 2026 guidance, industry supply-demand conditions, and the current interest-rate environment, but they are not company guidance.

【Inference】 Under these assumptions, my calculated intrinsic value per share is roughly: about USD 540 in the conservative case, about USD 808 in the neutral case, and about USD 1,122 in the optimistic case. Considering the error range inherent in valuation, I express the ranges as: conservative intrinsic value USD 500-650; fair intrinsic value USD 700-900; optimistic intrinsic value USD 950-1,150. The current share price sits around the middle-to-high part of my optimistic range, and it is roughly at a 20%-54% premium to the fair range; using the neutral value of USD 808 as the anchor, the current price is about 34% higher. This is the core reason I give a “Watch” rating rather than “Buy.”

Method two is relative valuation. Equinix's current share price corresponds to about 28.2x 2025 AFFO/share and about 25.3x 2026E AFFO/share; the dividend yield is about 1.9%. By comparison, Digital Realty currently trades at about 26.4x 2025 Core FFO/share and about 23.9x 2026E Core FFO/share; its 2026 net debt/Adjusted EBITDA is 4.7x. Based on this, Equinix can indeed enjoy some “ecosystem quality premium” relative to the closest listed comparable, but this premium is not large enough for me to ignore valuation risk; both are broadly in a not-cheap range. On an approximate EV/EBITDA basis, Equinix is about 23.5x and Digital Realty about 23.0x, so the difference is not dramatic.

Method three is asset/liquidation value. 【Fact】 In 2026Q1, the company had total assets of USD 40.898 billion, including net PP&E of USD 24.169 billion, goodwill of USD 5.931 billion, and net intangible assets of USD 1.258 billion; total liabilities were USD 26.578 billion, and shareholders' equity was USD 14.295 billion. Book equity is far below the current market capitalization of about USD 105.9 billion. Meanwhile, JLL estimates that average global data center construction cost will be about USD 11.3 million/MW in 2026, while major North American and global markets face power and delivery constraints.

【Inference】 This means book value has little explanatory power for Equinix. On the one hand, historical-cost depreciation understates the true value of mature assets, key metros, power capacity, permits, and ecosystem density; on the other hand, book assets do not fully reflect network effects and customer relationships. So the asset method tells me not that “the company is cheap,” but that “the company's real value is a going-concern value, not liquidation value.” Precisely for this reason, the asset method does not provide additional margin of safety for the current share price.

Margin of Safety Judgment

At today's price, my answer is clear: the margin of safety is insufficient. The most fragile assumption embedded in the valuation is not “data center demand disappears,” but that “high growth, strong returns, and a high multiple can all persist together for a long time.” If growth over the next 10 years falls short of expectations, for example if Owner Earnings grow only at low-to-mid single digits while the valuation multiple falls from 25x forward AFFO to a more ordinary 18-22x, then even if the business remains excellent, shareholder returns could be only low single digits to mid-single digits. For a balanced but conservative investor, this combination of “good business but unfriendly price” is not ideal.
